Question 1: How long does it take to buy a home?
The home buying process can vary, but it typically takes 30-60 days from the time you have an accepted offer to the closing date.
Question 2: How much does it cost to work with a real estate agent as a buyer?
Our fee is 3% of the purchase price, and usually, the seller covers the real estate agent's commission. This means that there's typically no cost to you, the buyer, when working with one of our agents. If, in some cases, the seller doesn't cover the commission, then the buyer would be responsible. Rest assured, we are committed to transparency and will always keep you informed.
Question 3: What is a due diligence fee?
In North Carolina, the due diligence fee is a non-refundable fee paid by the buyer to the seller. It gives the buyer the right to conduct inspections and terminate the contract for any reason during the due diligence period.
Question 4: What are closing costs?
Closing costs are fees associated with finalizing a real estate transaction. They typically include things like loan origination fees, appraisal fees, title insurance, and attorney fees. These costs are in addition to the down payment.
Question 5: Do I need to be pre-approved for a mortgage before I start looking for a home?
Yes, we highly recommend getting pre-approved for a mortgage before you start your home search. It helps you understand your budget and shows sellers that you are a serious buyer.
